Guests are responsible for any damages caused during their stay. Costs will be assessed and billed based on the repair or replacement value.
Our liability is limited to the total amount paid for the booking.
Unauthorized events, parties, or commercial activities are strictly prohibited without prior written consent.
Guests must be 18 years or older to complete a booking.

We understand that plans can change. Our cancellation terms are as follows:
Free Cancellation: Cancel up to 14 days before check-in for a full refund.
Partial Refund: Cancellations made 13–7 days before check-in receive a 50% refund.
No Refund: Cancellations made less than 7 days before check-in are non-refundable, unless due to an emergency. Valid documentation (e.g., medical note or death certificate) is required.
No-shows will be charged the full booking amount.
Changes made 14+ days before check-in are free (subject to availability).
Changes made 7–13 days prior may incur a 20% rebooking fee.
No rescheduling is allowed within 7 days of check-in.
Refunds are processed within 7 to 14 business days after cancellation confirmation.
A 25% deposit is required to confirm your booking.
The remaining balance is due 7 days before arrival or at check-in, depending on the payment method.
Accepted payment methods: credit/debit cards and bank transfers. (Cash payments are not accepted.)
Late or failed payments may result in booking cancellation without a refund of the deposit.
To ensure a pleasant stay for all:

No smoking inside the properties.
Quiet hours are from 10:00 PM to 7:00 AM.
Respect maximum occupancy limits stated per property.
Unfortunately, pets are not allowed to ensure comfort and safety for all guests.
Guests are responsible for maintaining cleanliness and reporting any damages immediately.
Guests arriving after 9 PM should notify us in advance to ensure smooth check-in arrangements.
Children are welcome at all our properties.
Cribs and baby cots are not available, so guests should make appropriate arrangements for infant needs.
A refundable damage deposit of $150 USD (or $400 XCD) is required at check-in (via credit card hold or bank transfer).
This deposit covers any excessive cleaning, property damage, or rule violations.
Deposits will be returned within 7 business days of check-out, pending inspection.
We aim to accommodate all guests. Select properties may include ground-level access or step-free entries. Please contact us prior to booking if you have specific accessibility needs so we can assist in selecting a suitable unit.
